Have you ever heard the saying “Do it right or don’t do it at all?” New management at Romney Meadows took this adage to heart when they began rehabbing the entire property. A revitalization project such as this one should always center around a central goal throughout completion. The goal for the renovations at Romney Meadows, formerly Claystone at the Crossing, was to become the affordable housing community of choice in Lafayette, Indiana.

So what capital improvements at Romney Meadows would achieve that goal? New counters and appliances? That would help. What about new hardwood flooring and lighting? That would be a great improvement too! But what about new roofs, insulation, and ventilation?  Those probably were not at the top of the resident’s wish lists, however, that type of capital improvement is exactly what this community needed.

Capital improvements are any improvements made that improve the structure or function of a building. Any housing community can throw down new carpets, slap some paint on the wall, and call it a renovation. But when the goal is to become Lafayette’s housing community of choice, it’s going to take a little more than that. It’s true, most residents would prefer to have new countertops, flooring, and appliances. However, making capital improvements to roofing, insulation, and ventilation will pay dividends in the future for both management and the residents. That’s exactly why management at Romney Meadows decided to go forth with these improvements. Not to worry, the residents got their counters and appliances too.

New roofing does two things for a property; It gives the buildings a fresh, clean look, and it helps insulate the buildings and eliminate leaks. When combined with new insulation, the new roofing will result in lower energy costs and less maintenance for the residents and staffa true win-win.

Ventilation is an often neglected part of an apartment’s upkeep. Even if you keep up on changing air filters, nothing will help your air quality as much as updating the entire ventilation system. Poor ventilation is usually a stimulant for allergy and asthma problems for both adults and children. A high-quality ventilation system will significantly improve indoor air quality.
